Job summary

IRG Realty Advisors is seeking a Site Manager responsible for the daily operations, maintenance, safety, and appearance of the property. You will lead hands-on maintenance, diagnose issues, and coordinate with contractors to ensure compliance with safety and regulatory standards.

The role requires 4–5 years of building operations experience, strong communication, and the ability to work on-site Monday through Friday with on-call duties, including evenings or weekends when needed.

Qualifications

• High school diploma or equivalent; technical education valued.
• 4–5 years of building operations and maintenance experience with commercial systems.
• Ability to troubleshoot equipment and coordinate repairs with contractors.
• Strong communication, organization, and documentation skills.
• On-site work Monday–Friday; on-call emergencies; may require evenings/weekends.

Responsibilities

• Oversee the daily operation, maintenance, safety, security, and appearance of the campus, buildings, grounds, and equipment.
• Perform hands-on maintenance, repairs, and preventive tasks on building systems, equipment, and common areas.
• Coordinate day-to-day work with contractors for installations, repairs, inspections, and site activities.
• Ensure contractors and service providers work safely and in compliance with OSHA, EPA, and codes.
• Troubleshoot building issues and determine when specialized vendor support is needed.
• Respond promptly to client, tenant, and resident concerns and document actions.
• Maintain logs, inventory tools and equipment, and assist with annual capital planning.
• Support monthly operational reporting and non-routine projects.
