Job summary

IRG Realty Advisors is seeking an experienced Facilities Engineer / Operations Manager to support large-scale office and industrial assets in and near Miamisburg, Ohio. The role partners with the Property Manager to oversee building operations, vendor management, budgets, and tenant needs, ensuring safety, reliability, and efficiency.

You will diagnose HVAC and building systems, manage preventive maintenance and capital projects, prepare scopes and bids, and monitor spend.

Qualifications

Three years of experience in commercial property operations or related fields.
Knowledge of HVAC, electrical, plumbing, fire protection, and life safety systems.
Experience overseeing preventive maintenance, repairs, inspections, vendors, and service agreements.
Experience coordinating building projects, tenant improvements, or capital projects.
Ability to prepare scopes of work, evaluate proposals, manage vendor performance, and review invoices.
Knowledge of operating budgets, maintenance expenses, utilities, and cost-control practices.
Strong troubleshooting, project coordination, organizational, and problem-solving skills.
Effective written and verbal communication skills.
Proficiency with Microsoft Office and ability to learn CMMS/work order systems.
Ability to respond to after-hours emergencies or time-sensitive needs.
Valid driver’s license and reliable transportation for travel between properties in and near Miamisburg, OH.

Responsibilities

Diagnose and coordinate HVAC, electrical, plumbing, fire and life safety issues.
Oversee preventive maintenance, repairs, inspections, testing, and work orders.
Plan and manage maintenance, tenant improvements, and capital projects from scope to completion.
Prepare scopes of work, solicit bids, negotiate services, and manage contractors.
Hold service providers accountable for safety, quality, schedules and billing accuracy.
Assist with annual operating, maintenance, and capital budgets and monitor spending.
Review invoices, verify completion of work and apply budget coding.
Monitor utility usage and identify efficiency opportunities; coordinate tenant billings.
Communicate with tenants regarding maintenance needs and services.
Support leasing activities, property tours, tenant improvements, fit-up needs, and project closeouts.
Maintain property records including drawings, inspections, vendor info, and docs.
Oversee access, keys, badging, and site security.
Follow IRGRA workflows related to inspections, maintenance, testing, safety, compliance, budgeting, and planning.
Document deficiencies and coordinate corrective actions; escalate safety or compliance concerns.
Coordinate responses to property emergencies, including occasional after-hours.
