Job summary

IRG Realty Advisors seeks an experienced Facilities Engineer / Operations Manager to support large-scale office and industrial properties around Miamisburg, Ohio. The role, working with the Property Manager, is hands-on, overseeing operations, maintenance, budgets, and tenant needs to keep buildings safe, reliable, and well-maintained.

Qualifications

• At least three years of experience in commercial property operations or related field.
• Practical knowledge of HVAC, electrical, plumbing, fire protection, life safety, and building control systems.
• Experience overseeing preventive maintenance, repairs, vendors, and service agreements.
• Experience coordinating building projects, tenant improvements, or capital improvements.
• Ability to prepare scopes of work, evaluate proposals, manage vendor performance, and review invoices.
• Working knowledge of operating budgets, maintenance expenses, utilities, and cost-control practices.
• Strong troubleshooting, project coordination, organizational, and problem-solving skills.
• Effective written and verbal communication skills.
• Proficiency with Microsoft Outlook, Word, and Excel, plus ability to learn work order and invoicing systems.
• Ability to respond to after-hours emergencies or time-sensitive needs.
• Valid driver's license and travel between properties in and near Miamisburg, OH.

Responsibilities

• Diagnose and coordinate resolution of issues involving HVAC, plumbing, electrical, fire and life safety, and other systems.
• Oversee preventive maintenance, repairs, inspections, testing, work orders, and recurring operational requirements.
• Plan and manage maintenance, tenant improvements, and capital projects from scope development through completion.
• Prepare scopes of work, solicit and evaluate bids, negotiate services, and manage contractors and vendors.
• Hold service providers accountable for safety, quality, schedules, contract requirements, and billing accuracy.
• Assist with annual operating, maintenance, and capital budgets and monitor spending.
• Review and approve invoices, verify completion of work, and apply budget coding.
• Monitor utility usage and coordinate tenant utility billings.
• Communicate with tenants regarding maintenance needs and building services.
• Support leasing activities, property tours, tenant improvements, fit-ups, and project closeouts.
• Maintain property records including drawings, inspection records, vendor information, and operational docs.
• Oversee property access, keys, badging, and site security needs.
• Follow workflow requirements related to inspections, maintenance, testing, and budgeting.
• Document deficiencies, coordinate corrective actions, and escalate safety/compliance concerns.
• Coordinate responses to property emergencies, including after-hours situations.
