Position: Service Technician Level II (Make Ready)
This role maintains the physical condition and appearance of the community by identifying problems, completing service requests, and making repairs to uphold the community's material and aesthetic standards. The technician works according to safety and operational standards, ensuring timely and reliable service. The position emphasizes attention to operational needs and anticipates potential issues.
Essential Functions/Responsibilities
- Assist in organizing and performing general duties, preventative maintenance, and repairs following safety standards.
- Inspect vacated apartments, document renovations needed, and re-inspect for quality and presentation.
- Perform duties to restore apartments to "make ready" status.
- Respond to repairs in HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, drywall, pools, water features, and trash systems.
- Inspect community grounds and buildings for safety and maintenance needs.
- Respond promptly to resident requests, providing excellent customer service.
- Promote safe work practices among the on-site team.
- Ensure compliance with all laws and Fair Housing regulations.
- Complete other duties as assigned.

Education and Experience
- High School diploma or GED preferred.
- 1-3 years of maintenance experience.
- Experience in multi-family maintenance is helpful.
- HVAC and CPO certifications are preferred.
Skills and Knowledge
- Ability to read, write, and speak English for understanding instructions, documentation, and communication.
- Ability to take measurements and perform basic arithmetic.
- Basic computer skills in Microsoft Office and property management software.
- Operate maintenance equipment, tools, and safety devices safely.
- Handle chemicals, paint, and cleaning supplies responsibly.
- Operate motorized vehicles such as cars, trucks, or golf carts.
