Job summary

Windsor Kingstowne in Alexandria, VA, is seeking a Service Technician II to perform routine maintenance, repairs, and unit turnover for a 556-unit garden-style community.

You will manage work orders in Yardi, assist with preventive maintenance, and respond to emergency on-call requests. Weekend work is required and collaboration with the property management team is essential.

Qualifications

  • High school diploma or GED required; technical training/certifications in HVAC, plumbing or electrical preferred.
  • Minimum 2 years of apartment maintenance experience.
  • Proficient with hand and power tools.
  • Strong problem-solving and attention to detail.
  • Ability to work independently and in a team.
  • Excellent communication and interpersonal skills.

Responsibilities

  • Perform routine maintenance (HVAC, plumbing, electrical, painting, carpentry, appliance repairs).
  • Complete work orders promptly and close within 24 hours; use Yardi.
  • Prepare vacant units for new residents (turnover).
  • Respond to emergency on-call and after-hours requests.
  • Conduct preventive maintenance and safety checks.
  • Maintain inventory and records of maintenance activities.
  • Provide professional, courteous resident interaction and coordination with contractors.

Service Technician II | Windsor Kingstowne - Alexandria, VA

Windsor Kingstowne is a 556 unit garden style apartment community.

Schedule: Monday - Friday with the ability to participate in the on-call rotation once every 5 weeks when fully staffed. For the week on-call Saturday work is required.

Compensation: Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $23.52 - $29.40 per hour, depending on years of experience, tenure, and location.

Annual Starting Comp: $48,921 - $61,152

Key Responsibilities:
  • General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
  • Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized Yardi.
  • Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
  • Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
  • Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
  • Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
  • Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
  • Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet.
  • Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors, vendors, and suppliers.
  • Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience:
  • Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Experience:
    • Minimum of 2 years of experience in apartment maintenance or a related field.
    • Proficient in using hand and power tools.
    • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
    • Excellent problem-solving skills and attention to detail.
    • Ability to work independently and as part of a team.
    • Excellent communication and interpersonal skills.
    • Experience and ability using smart devices and property management software.
    • EPA Type II preferred or ability to become certified within 90 days of start date.
    • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
  • Physical Requirements:
    • Ability to lift and carry up to 50 pounds.
    • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
