Job summary

Windsor Communities is hiring a Dual‑Site Service Technician II for Atlanta, GA. The role involves general maintenance across mechanical, electrical and plumbing systems, unit turnover, and on‑call emergency support.

Ideal candidates have at least 2 years in apartment maintenance, are proficient with tools, and can operate Yardi for work orders. Weekend work and safety compliance are required.

Qualifications

  • Minimum of 2 years of experience in apartment maintenance or related field.
  • Proficient with hand and power tools and building systems (HVAC, plumbing, electrical).
  • Strong problem‑solving, communication, and teamwork skills.

Responsibilities

  • Perform routine maintenance across plumbing, electrical, painting, carpentry and appliance repairs.
  • Close work orders within 24 hours using the Yardi system.
  • Prepare vacant units for turnover including painting and cleaning.
  • Respond to after‑hours emergencies in on‑call rotation; weekend work required.
  • Conduct preventive maintenance for HVAC, plumbing, electrical, and life safety systems.
  • Ensure safety compliance and proper PPE usage.
  • Manage inventory of maintenance supplies and equipment.
  • Maintain accurate records of maintenance activities and rounds.
  • Interact with residents and contractors professionally; support company culture.
  • Collaborate with property management to address issues.

Dual-Site Service Technician II | 565 Hank by Windsor & Windsor Old Fourth Ward - Atlanta, GA

565 Hank by Windsor is a mid-rise style apartment community with 306 units on property.

Windsor Old Fourth Ward is a mid-rise style apartment community with 268 units on property.

For the fifth year in a row, Windsor Communities is the recipient of a 2025 Kingsley Excellence Award achieving the top award for Overall Customer Service.

Compensation:

Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $22.16 - $27.70 per hour, depending on years of experience, tenure, and location. Annual Starting Comp: $46,093 - $57,616.

Key Responsibilities:
  • General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
  • Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized Yardi.
  • Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
  • Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
  • Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
  • Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
  • Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
  • Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet
  • Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture.Interact professionally with contractors, vendors, and suppliers.
  • Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience:
  • Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
  • Experience:
    • Minimum of 2 years of experience in apartment maintenance or a related field.
    • Proficient in using hand and power tools.
    • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
    • Excellent problem-solving skills and attention to detail.
    • Ability to work independently and as part of a team.
    • Excellent communication and interpersonal skills.
    • Experience and ability using smart devices and property management software.
    • EPA Type II preferred or ability to become certified within 90 days of start date.
    • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
  • Physical Requirements:
    • Ability to lift and carry up to 50 pounds.
    • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
