Morgan Properties is hiring a Service Manager to lead maintenance operations at Blair Mill Village West in Horsham, PA. In this full-time role you’ll own the property’s condition, ensure compliance with laws, and build a capable team aligned with our PRIDE values.

Responsibilities include interviewing and training staff, mentoring technicians, scheduling on-call coverage, coordinating with office staff, and maintaining inventories. Base pay ranges from $68,000 to $78,000 per year.

Qualifications

• HVAC/EPA/CFC Certification preferred.
• Active and valid driver's license and personal vehicle required.
• One-year certificate or 5+ years of related experience or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase knowledge and skills.
• Provide expert knowledge in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure and appliance repair.
• Establish and manage a 24 hour on-call schedule and be available for emergencies.
• Coordinate with office staff to service residents and follow up on maintenance issues.
• Manage inventory of maintenance materials.
• Establish preventive maintenance, make-ready and work order schedules.
• Inspect community buildings and vacant units.
• Plan, assign and direct the maintenance team.

As a Service Manager

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;
• Partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Compensation & Incentives:

• Base Pay: $68,000-78,000/Yr.
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

• Monday - Friday Schedule
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
