Job summary

Morgan Properties is seeking a Service Manager at Kane Road Apartments in Aliquippa, PA. Lead the maintenance team, oversee turns and work orders, and partner with leadership to ensure resident satisfaction and occupancy readiness.

You will manage budgets, vendor relationships, and property improvements while maintaining safety and high standards across the 222-unit community.

Qualifications

• Five+ years of maintenance experience, including leadership or supervisory roles.
• Strong knowledge of apartment maintenance, make-readies, and PM programs.
• Ability to lead teams and drive results.

Are you an experienced maintenance leader looking to take the next step in your career? Morgan Properties is seeking a Service Manager with a "Whatever It Takes" attitude to lead all maintenance operations at Kane Road Apartments, a 222-unit apartment community. In this key leadership role, you'll oversee maintenance performance, apartment turns, resident service, and property upkeep while building a strong team culture focused on safety, quality, and customer service.

• $30.00-$33.00 per hour

As the Service Manager, you will:

• Lead, coach, and develop the maintenance team while fostering a culture of accountability, teamwork, and continuous improvement.
• Oversee apartment turns, preventative maintenance, and daily work order operations to ensure service requests are completed efficiently and to a high standard.
• Partner with community leadership to maintain occupancy readiness and deliver an outstanding resident experience.
• Manage maintenance budgets, inventory, vendor relationships, and property improvement projects.
• Conduct routine property inspections to ensure safety, compliance, curb appeal, and operational excellence throughout the community.

What We're Looking For:

• Active, valid driver's license and reliable transportation.
• Five or more years of maintenance experience, including prior leadership or supervisory experience.
• Strong knowledge of apartment maintenance, make-readies, work order management, and preventative maintenance programs.
• Proven ability to lead teams, prioritize competing responsibilities, and drive operational results.
• HVAC certification and multifamily maintenance experience preferred.
