Job summary

Morgan Properties in Vineland, NJ, is hiring a Service Manager to lead our in-house maintenance team and ensure our apartment communities meet company standards and applicable laws. With a “Whatever It Takes” mindset, you will hire, train, and schedule technicians, oversee HVAC, electrical, plumbing, carpentry, and more, and coordinate with office staff to deliver exceptional resident service.

Qualifications

• Active and valid driver's license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a maintenance team through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Now hiring Service Managers!

We are seeking a Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of this (unit count and apartment community name(s) community meet both company standards and applicable laws.

As a Service Manager, You Will Be Expected To

• Interview, hire and train new team members.

Compensation & Incentives

• Base Pay: $20.00 – $24.00/hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

Monday – Friday: 8:30AM-5:00PM

Paid on-call participation required

Must be available and prepared for emergency events

• Schedule subject to change based on business needs

What We’ll Expect From You

Active and valid driver’s license and personal vehicle.

HVAC/EPA/CFC Certification preferred.

Boiler Experience Preferred

One-year certificate, 5+ years of related experience, or equivalent education and experience.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
