Job summary

Morgan Properties in Eatontown, NJ is seeking a Service Manager to ensure the physical condition of our community meets company standards and legal requirements. This full-time role leads a team of maintenance technicians, coordinates on-call coverage, and works with the office to deliver exceptional resident service.

You will supervise HVAC, electrical, plumbing, carpentry, and other trades, while maintaining preventative maintenance schedules and inventory.

Qualifications

• One-year certificate, 5+ years of related experience, or equivalent education and experience.
• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor maintenance technicians to increase knowledge and skills.
• Provide expert troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies.
• Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

As a Service Manager, you will be expected to:

Compensation & Incentives

• Base Pay: $68,000 - $85,500 / per year


• Up to 100% Rent Discount


• Property Staff Shared Renewal Commissions


• Morgan Essentials: $300 quarterly


• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

• Monday - Friday: 8:00am - 5:00pm


• Paid rotating on-call participation required


• Must be available and prepared for emergency events
