Job summary

Morgan Properties is seeking a Service Manager to lead the Kane Road Apartments maintenance team and oversee turns, preventive maintenance, and day-to-day service requests.

You will manage budgets, vendor relationships, and safety programs while delivering an outstanding resident experience and high-quality upkeep at the community.

Qualifications

• Five+ years of maintenance experience with leadership or supervisory duties.
• Strong knowledge of apartment maintenance, make-readies, work orders, and preventive maintenance.
• HVAC certification preferred.
• Valid driver’s license and reliable transportation.
• Ability to lead teams and drive results.

Responsibilities

• Lead, coach, and develop the maintenance team to a high standard.
• Oversee apartment turns, preventive maintenance, and work orders.
• Partner with community leadership to ensure occupancy readiness and resident experience.
• Manage maintenance budgets, inventory, vendor relationships, and projects.

Morgan Properties is seeking a Service Manager with a "Whatever It Takes" attitude to lead all maintenance operations at Kane Road Apartments, a 222-unit apartment community. In this key leadership role, you'll oversee maintenance performance, apartment turns, resident service, and property upkeep while building a strong team culture focused on safety, quality, and customer service.

Compensation & Benefits

• $30.00-$33.00 per hour
• Up to 50% Rent Discount

As The Service Manager, You Will

• Lead, coach, and develop the maintenance team while fostering a culture of accountability, teamwork, and continuous improvement.
• Oversee apartment turns, preventative maintenance, and daily work order operations to ensure service requests are completed efficiently and to a high standard.
• Partner with community leadership to maintain occupancy readiness and deliver an outstanding resident experience.
• Manage maintenance budgets, inventory, vendor relationships, and property improvement projects.
• Conduct routine property inspections to ensure safety, compliance, curb appeal, and operational excellence throughout the community.

What We're Looking For

• Active, valid driver's license and reliable transportation.
• Five or more years of maintenance experience, including prior leadership or supervisory experience.
• Strong knowledge of apartment maintenance, make-readies, work order management, and preventative maintenance programs.
• Proven ability to lead teams, prioritize competing responsibilities, and drive operational results.
• HVAC certification and multifamily maintenance experience preferred.
