AOG Living seeks a Maintenance Technician in Texas to prepare vacant apartments for move-in and ensure units meet established standards. The role includes assisting with pool maintenance and grounds keeping as needed, under the supervision of the Community Manager and Lead Maintenance Technician.

Responsibilities cover completing make-readies, performing repairs, applying finishes, and ensuring cleanliness and readiness of each unit. Strong tool skills and adherence to safety are required.

Competenze

• High school diploma or equivalent preferred.
• Must supply own tools.
• Reads and writes in English to read diagrams and meters.

Job Summary

Essential Functions

• Prepare vacant apartment homes for move-in.
• Review the make-ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.
• Make all repairs/replacements necessary for unit to be occupied as outlined on the make-ready checklist.
• Apply touch-up and full-paints as needed to interior and exterior of apartment homes.
• Clean out all trash from apartment homes before, during and after make-ready activity.
• Inspect completed apartment homes and schedules any necessary follow-up work before designating the unit as "Ready".

Qualifications

Required Education and Training

Degrees and Diplomas

• High school diploma or equivalent preferred.

Training/Certificates/Association Memberships

• Certifications as required by State and Local Jurisdictions.

Knowledge, Specific And Abilities

• Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices.
• May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready.
• Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.
• Must be able to apply common sense and understanding to carry out instructions and plans.
• Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills.
• Must be able to read and write in English in order to read diagrams, meters, instructions, etc.
• Must have basic knowledge of Fair Housing Laws and OSHA Requirements, EEOC.
• Must supply own tools.
