Job summary

Allied Orion Group seeks an experienced Maintenance Technician to prepare vacant apartments at Silverton Village in Ennis, TX, ensuring timely turnover and adherence to standards. Responsibilities include repairs, touch-ups, and basic upkeep to keep units ready for occupancy.

You will follow the make-ready plan, coordinate with the Community Manager, and inspect units for any follow-up work. Tools must be provided by the technician, with attention to safety standards.

Qualifications

• High school diploma or equivalent preferred.
• Must supply own tools.
• Skilled in safe use/maintenance of hand tools, power tools, and measuring devices.
• May handle plumbing, tile, appliance, carpentry, electrical repairs as needed.
• Ability to diagnose mechanical/electrical malfunctions and perform repairs.
• Excellent interpersonal skills when interacting with vendors, contractors, clients, and staff.
• Must read/write English to read diagrams, meters, and instructions.
• Knowledge of Fair Housing Laws and OSHA/EEOC requirements.

Responsibilities

• Make repairs/replacements as per make-ready checklist.
• Apply touch-ups and full paints to interior/exterior surfaces.
• Clean out all trash during make-ready activities.

JOB SUMMARY

Responsibilities include preparation of vacant apartment homes for move-ins and ensuring that established standards are met and apartments are timely turned. When needed, will assist with pool maintenance and grounds keeping.

ESSENTIAL FUNCTIONS:

• Prepare vacant apartment homes for move-in.
• Review the make-ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.
• Make all repairs/replacements necessary for unit to be occupied as outlined on the make-ready checklist.
• Apply touch-up and full-paints as needed to interior and exterior of apartment homes.
• Clean out all trash from apartment homes before, during and after make-ready activity.
• Inspect completed apartment homes and schedules any necessary follow-up work before designating the unit as “Ready”.

QualificationsREQUIRED EDUCATION AND TRAINING

DEGREES AND DIPLOMAS

• High school diploma or equivalent preferred.

TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS

• Certificates as required by State and Local Jurisdictions.

KNOWLEDGE, SPECIFIC AND ABILITIES.

• Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices.
• May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready.
• Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.Must be able to apply common sense and understanding to carry out instructions and plans.
• Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills.
• Must be able to read and write in English in order to read diagrams, meters, instructions, etc.
• Must have basic knowledge of Fair Housing Laws and OSHA Requirements, EEOC.
• Must supply own tools.
