Job summary

Fogelman seeks an SVP of Property Operations to lead a large regional portfolio across multiple states, guiding RVPs and collaborating with ownership groups to achieve financial, operational, and resident satisfaction goals.

You will develop strategic operational plans, drive growth, manage budgets, and participate in quarterly and annual business reviews, while maintaining strong client relationships and a no-surprises communication philosophy.

Qualifications

• 10+ years in operational leadership in real estate/property management.
• Proven ability to lead senior-level client relationships.
• Strong budget management and expense control knowledge.
• Excellent collaboration across cross-functional teams.

Responsibilities

• Recruit, hire, train, motivate, supervise, and evaluate Regional Vice Presidents (RVPs) to maintain the highest possible operating standards.
• Lead, support, and coach RVPs toward achieving goals and objectives.
• Oversee portfolio financial performance, including revenue growth, budget adherence, rent strategy, and concession management.
• Consistently update the President of Property Services on all property-related employee issues, emergencies, property damage and liability issues, budget variances, and capital projects.
• Communicate with owner representatives and asset managers to provide operational updates. Live by a “no surprises” operating philosophy.
• Participate in client meetings and operational calls, particularly for underperforming assets, providing data-driven recommendations.
• Serve as executive sponsor for client relationships, overseeing communication, planning, and issue resolution.
• Visit RVP portfolios at least twice a year to assess property conditions, evaluate execution of initiatives, and ensure alignment with client business plans.
• Partner with risk management to address incidents and mitigate operational and financial risk.
• Collaborate with corporate support teams to implement and optimize systems, processes, and SOPs.
• Assist with new business analysis, proposals, and transitions of newly acquired communities.
• Demonstrate a full working knowledge of all company policies, procedures, and workflows, and ensure that RVPs have working knowledge of applicable policies, procedures, and workflows.
• Perform other duties as assigned.
