Job summary

Ryan Companies US, Inc. invites applications for a Senior Vice President of Industrial Development to oversee the full lifecycle of industrial development projects in the Southcentral region.

Reports to the EVP of Industrial Development, overseeing a multi‑project portfolio and leading cross‑functional teams. The ideal candidate will have 10+ years in commercial development with a strong industrial focus, outstanding negotiation and leadership abilities, and a relevant degree.

Qualifications

  • 10+ years in commercial development with at least 5 years focused on industrial development.
  • Proven ability to analyze and assess investment opportunities.
  • Excellent negotiation, presentation and interpersonal skills.
  • High level of self-motivation and organizational skills with the ability to prioritize and manage time effectively.
  • Bachelor’s degree in real estate development, construction management, engineering or a related field is required.
  • Preferred MBA or MS in Real Estate or Finance.
  • Existing relationships within the industrial SC markets; ability to build new relationships that create development, design and construction opportunities.

Responsibilities

  • Identify and source speculative and build‑to‑sell industrial development projects and maintain a robust investment pipeline.
  • Manage multiple in‑process and planned projects across various stages of the development lifecycle.
  • Lead and mentor team members, developing industrial development opportunities for the Southcentral region.
  • Conduct in‑depth market analysis to assess industrial trends, target submarkets and key market drivers.
  • Build and maintain deep working relationships with top industrial brokers and other market participants.
  • Strategically lead project pursuits, negotiate land acquisitions, and manage due diligence activities.
  • Assess potential development sites including environmental, geotechnical, topography, zoning and fee considerations.
  • Manage the entitlement process, determine governmental submission requirements, and present progress to city and state bodies.
  • Analyze financial feasibility, develop project‑specific budgets, and prepare pro‑formas and pursuit cost forecasts for internal approval.
  • Collaborate with architects, engineers and consultants through design management, ensuring on‑budget and on‑time delivery.
  • Manage budgets, schedules and contracting teams to ensure successful project delivery and closeout.
  • Lease completed buildings and analyze disposition strategies for assets.
  • Maintain relationships with investors, brokers, local authorities and industry associations.
  • Jointly develop annual revenue and profit goals with sector and regional leaders.
  • Support the regional marketing and sales strategy, including public relations, industry involvement, and award applications.
  • Manage speculative industrial opportunities and partner with the National Industrial team on multi‑market customers.
