Job summary

EDENS Inc. is seeking a Tenant Construction Manager to drive landlord and tenant design, permitting and construction to achieve optimal rent commencement dates.

The role is based in Southern California with regular travel between Los Angeles and San Diego to support multiple projects. Responsibilities include coordinating with Leasing and Construction, reviewing budgets and plans, and ensuring compliance with lease requirements from design through occupancy.

Qualifications

• Minimum 7-10 years of tenant construction management experience in commercial real estate, retail focus.

Responsibilities

• Facilitate LOI / lease exhibit requests, budgets, schedules, and LODs.
• Identify, establish and manage contact with Tenant’s representative; on-site review meetings.
• Process budget and plan reviews with Leasing and Construction; ensure lease scope matches requirements.
• Complete Vacant Space Assessments and oversee space LOD completion.
• Review lease sections to ensure Landlord responsibilities are met.
• Attend weekly/bi-weekly meetings with Construction, Leasing, and Property Management.
• Coordinate permits with authorities and A&E teams; obtain necessary permits.
• Bid, review, award and oversee design/GC delivery work.
• Coordinate utility connections and transfers to Tenant’s name.
• Prepare turnover letters establishing turnover date for rent start; notify internal groups.
• Review Tenant payment applications for TI reimbursement; field-verify.
• Monitor tenant construction activity for lease compliance through design to occupancy.
• Review/approve sign packages; coordinate center identification.
• Approve Landlord/Tenant construction drawings for lease, budget, schedule, and design.
