EDENS Inc. is seeking a Tenant Construction Manager to drive landlord and tenant design, permitting, and construction to achieve optimal rent commencement dates.

The role reports to the Vice President of TCM and is based in Southern California with frequent travel between Los Angeles and San Diego markets. The candidate will lead LOI and lease exhibit processes, coordinate with architects, engineers, and GC teams, and ensure compliance with Lease requirements throughout design, construction, and

Qualifications

• 7-10 years of tenant construction management experience in commercial real estate, retail emphasis.

Responsibilities

• Facilitate LOI/lease exhibit requests (budgets, schedules, work letters, LODs).
• Identify and manage Tenant's rep; review status on site and maintain contact from Lease Execution to Possession.
• Process budget and plan reviews with Leasing and Construction; ensure scope matches Lease requirements.
• Oversee Vacant Space Assessments and space LOD accuracy.
• Review Landlord/Tenant work requirements for Lease compliance.
• Attend meetings with Construction, Leasing, and Property Management to review status.
• Coordinate with permitting authorities for center-related permits.
• Oversee A&E and GC design/delivery work; ensure timely completion.
• Coordinate utility connections and transfer to Tenant’s name.
• Issue turnover letters and manage turnover notifications to internal groups.
• Review tenant payment applications for TI reimbursements; field verify.
