Job summary

Qualifications

• High school diploma or equivalent required.
• EPA, CPO, and MPO certifications required.
• Experience with property management and maintenance software, especially Yardi.

Responsibilities

• Partner with the Portfolio Manager to monitor turnover, budgets, and repair/maintenance expenditures.
• Develop and manage the annual service budget and align with forecasts and goals.
• Negotiate and manage service contracts and vendor relationships to meet quality, safety, and budget expectations.
• Conduct regular inspections of apartment turns, common areas, pools, landscaping, and building systems.
• Oversee make-ready operations and ensure timely completion to quality standards.
• Develop preventive maintenance programs to reduce disruptions and extend system life.
• Ensure service requests and maintenance projects are completed on time.
• Maintain safety plans and emergency response procedures.
• Hire, train, schedule, coach, and manage maintenance staff.
