Job summary

Billingsley Company in Coppell, TX is seeking an experienced Service Manager/Lead Maintenance to direct maintenance operations at a Class A multifamily community. You will oversee the maintenance team, manage budgets, and ensure on-time apartment turns while maintaining Billingsley’s quality standards.

The role requires six years in multifamily maintenance, strong leadership, and certification awareness (EPA/CPO/MPO).

Qualifications

• Six years of multifamily property maintenance experience in a supervisory role.
• EPA, CPO, and MPO certifications.
• Strong knowledge of HVAC, plumbing, electrical, pool operations, and general maintenance.
• Experience managing maintenance budgets, capital projects, vendors, and service contracts.
• Willingness to respond to emergencies and be on-call, including evenings and weekends.

Responsibilities

• Partner with the Portfolio Manager to monitor turnover, capital expenditure, and repair/maintenance budgets.
• Assist with developing and managing the annual service budget in line with forecasts.
• Monitor expenses, identify cost-saving opportunities, and keep operations within budget.
• Negotiate and manage service contracts and vendor relationships, ensuring quality and safety.
• Conduct regular inspections of apartment turns, common areas, pools, landscaping, and systems.
• Oversee apartment make-ready operations and ensure timely completion with quality standards.
• Develop and manage preventive maintenance programs to reduce disruptions.
• Ensure service requests and maintenance projects are completed on time.
• Develop and communicate emergency response and safety plans.
• Hire, train, schedule, coach, and manage the maintenance team.
