Billingsley in Coppell, TX, is hiring an Assistant Service Manager to support the Service Manager in overseeing maintenance across our multifamily communities. You will lead maintenance technicians, coordinate unit turns, schedule work, manage bids, and ensure timely, safe, and high-quality repairs, make-readies, and preventative maintenance.

This role requires 3+ years in multifamily or facilities maintenance, strong communication and leadership, and EPA Type II/Universal Certification, CPO,

Qualifications

• 3+ years in multifamily or facilities maintenance
• Strong communication and leadership skills
• Ability to train and motivate team members

Responsabilités

• Maintenance & repairs: complete make-readies, painting, unit preparation to company standards
• Diagnose, troubleshoot, repair, and replace HVAC systems, plumbing, electrical, and appliances
• Maintain and balance pools; ensure water quality and compliance with standards
• Perform general and preventative maintenance as directed by the Service Manager
• Schedule unit turns to meet occupancy and move-in timelines
• Oversee purchase orders and invoicing in line with policy
• Assist in collecting and reviewing bids/proposals from vendors
• Conduct property inspections in Yardi and maintain Maintenance Binders
• Maintain location map for shutoffs, traps, extinguishers, and hydrants
• Lead maintenance technicians and ensure safe, efficient work
• Communicate maintenance priorities to Property and Portfolio Managers
• Ensure staff complete Grace Hill e-learning modules
• Utilize Outlook, Excel, Word, Teams, Yardi, Payscan for tracking and reporting
• Prepare work orders, reports, and inspection documentation
• Maintain organized inventory of supplies and equipment
• Read blueprints and construction docs as needed
