Job summary

Blach Construction is seeking a Project Manager, Self-Perform to lead planning and delivery of self-perform trades including wood framing, metal stud framing, and structural concrete in the Bay Area. You will collaborate with field Superintendents, the Director of Self-Perform, and GC teams to ensure safety, quality, schedule adherence, and budget compliance on active projects.

A strong background in construction management and self-perform trades is required.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, or related field preferred.
• 7+ years of project management experience in commercial construction with self-perform trades (wood framing, metal stud framing, structural concrete).
• Proven ability to manage labor, materials, and production budgets for trade work.
• Strong understanding of construction means and methods, sequencing, and trade coordination for framing and concrete.
• Solid cost management and financial reporting skills; experience with job cost tracking and labor productivity analysis.
• Excellent organizational, communication, and leadership skills for field and office teams.
• Proficient in Microsoft Office, scheduling software (MS Project, P6, or similar), and CMiC or similar CM platforms.
• Familiarity with California labor compliance, prevailing wage requirements, and OSHA 30 on-site safety standards.
• Willingness to live/work in the Bay Area and be present on active jobsites regularly.

Responsibilities

• Manage all project management functions for self-perform scopes including wood framing, metal stud framing, and structural concrete.
• Develop and maintain detailed project schedules, production targets, and cost budgets for self-perform operations.
• Lead preconstruction planning: review drawings, develop means and methods, prepare labor/material estimates, coordinate with Estimating.
• Manage field labor planning and resource allocation with Superintendents and Director of Self-Perform.
• Oversee procurement of materials, equipment, and small tools; manage vendor relationships.
• Monitor production rates; identify risks and implement corrective action.
• Review cost reports, track labor productivity, and report job cost forecasts to Director of Self-Perform.
• Process change orders, back-charges, and billing with GC project team.
• Ensure safety/quality/compliance; participate in safety planning and inspections.
• Coordinate RFIs, submittals, and document control for self-perform scopes.
• Interface with GC PMs, Owners, and design teams to communicate progress and solutions.
• Mentor field and office teams; support continuous improvement in productivity and trade execution processes.
• Participate in Business Development related to self-perform capabilities as requested.
• Support/lead estimating efforts for self-perform scopes when required.
• Review takeoffs with field Superintendents and reconcile field quantities against plans.
