Job summary

Percheron LLC seeks a ROW Agent PT to assist with survey permission, acquisition, and title research under supervision. The role involves researching land interests, negotiating leases, and managing permits for construction projects.

Work will be 25% in office and 75% in the field, with responsibilities including due diligence, liaison with landowners, and coordination with project managers. Requires at least one year in ROW.

Qualifications

• Must have a minimum of one year of experience in the Right of Way industry.
• Knowledge of applicable laws, rules, regulations, right-of-way policies, and real property acquisition procedures.
• Familiarity with settlement instruments and contract terms.
• Understanding of land-related contracts for construction, operation, and maintenance, including leases, rights-of-way, and permits.
• Experience with acquisition & relocation documents, notices, processes, and procedures.
• Ability to plan and organize workload, adapt to changing priorities, and work under pressure with minimal supervision.

Responsibilities

• Research, negotiate and elect to purchase short- and long-term land leases and Right of Way for construction.
• Identify and detail land ownership interests and required permits; acquire permits as directed.
• Oversee land-related legal issues, including titles, deeds, mortgages, zoning.
• Prepare reports on negotiations for easements, damage settlements, and permit acquisitions.
• Conduct due diligence to ensure accuracy of land rights and identify deficiencies.
• Serve as liaison with landowners/tenants on ownership, easement rights, damages, and access issues.
• Review third-party development plans and ROW records to detect conflicts.
• Maintain up-to-date status with ROW supervisor or project manager and follow client procedures.
