Percheron LLC is seeking a Sr. Right of Way Agent to support research, negotiation and acquisition of land rights for construction projects. You will handle title transfers, permits, and alignments sheets, coordinating with landowners and project teams in the field or office.

The role requires at least two years in the ROW industry, solid knowledge of laws and contract terms, and the ability to work independently while communicating clearly with clients and internal teams.

Qualifications

• Must have a minimum of two years of experience in the Right of Way industry.
• Excellent working knowledge of applicable laws, rules, regulations, right of way policies and procedures.
• Knowledge of settlement instruments and contract terms.
• Strong ability to plan and organize workload and work under pressure with minimal supervision.
• Ability to complete right-of-way transactions independently.
• Strong oral and written communication skills and customer-focused attitude.

Responsabilités

• Research, negotiate and elect to purchase short- and long-term land lease agreements and Right of Way for construction.
• Search for and determine land ownership interests, including surface ownership and ownership locations; identify permit requirements and acquire permits as directed.
• Oversee land-related legal issues including transfers of titles, deeds, mortgages, zoning.
• Prepare daily activity reports and reports on complex negotiations for easements, damages, and permit acquisitions.
• Perform due diligence to ensure accuracy of land rights and identify deficiencies requiring remedial action.
• Serve as liaison with landowners/tenants on ownership, easement rights, damage claims, and access issues.
• Review third-party development plans and ROW records to determine conflicts.
• Maintain up-to-date status with upper-level ROW agents or project managers to ensure timely completion.
