Job summary

City of Albuquerque is seeking a Real Property Manager to plan, oversee, coordinate, and negotiate acquisitions, rights-of-way, easements, and related property transactions for municipal projects. The role requires coordinating with City Council, departments, and external agencies to ensure marketable title and compliant dispositions.

Responsibilities include evaluating properties for surplus, preparing offers, coordinating with legal, title companies, and developers, and representing the City

Qualifications

• Bachelor's degree in marketing, business administration, or real estate.
• Five (5) years of commercial real estate broker experience.
• To include two (2) years of supervisory experience.

Responsibilities

• Plan, oversee, coordinate and negotiate the purchase of real property for the City of Albuquerque requested by City Council and City departments.
• Evaluate and determine which properties should be presented to City Council for surplus determination.
• Initiate, prepare, review and negotiate offers for acquisitions to include letter of offers and contingencies; consult with the Legal Department as needed; prepare contracts, agreements, and other documents for real property transactions.
• Coordinate the acquisition process with property owners, tenants, legal representatives, upper level administration and outside agencies; consult with engineers, attorneys, surveyors, and developers regarding status of projects.
• Represent the City in exercising its Right of Eminent Domain; prepare data for condemnation actions; inform and counsel property owners, representatives and attorneys regarding condemnation laws, relocation benefits, the acquisition process and questions regarding the appraised value; prepare applicable documents, reports and correspondence; coordinate with the Legal Department in condemnation of properties and settlement negotiations.
