Job summary

QTS Realty Trust in Virginia seeks a Senior Counsel, Real Estate to lead drafting and negotiation of community benefit and development agreements, and to handle real estate purchase/sale, leases, and related documents for data center development.

The role requires a JD and 5+ years in real estate development and economic development transactions, with strong drafting and negotiation skills. Tasks include zoning advice, title review, and cross-functional collaboration.

Qualifications

• Juris Doctor from an accredited law school and active bar membership.
• Minimum of 5 years practicing law with substantial real estate development and economic development experience.
• Experience drafting and negotiating community benefit agreements, development agreements, incentive agreements and similar documents.
• Experience drafting and negotiating real estate development documents including purchase and sale agreements, leases, easements and related documents.
• Experience reviewing title commitments, surveys and related due diligence to protect development objectives.
• Knowledge of zoning, land use, entitlement and real estate finance concepts.
• Ability to manage multiple complex matters and meet tight deal timelines.
• Excellent drafting, negotiation and communication skills with practical business judgment.

Responsibilities

• Lead drafting and negotiation of community benefit agreements, host community agreements and development incentives.
• Advise on zoning, entitlements, land use, permitting and tax incentives in coordination with teams and outside counsel.
• Coordinate with development, tax, government affairs and real estate teams on incentive and public-approval matters.
• Draft and negotiate real estate purchase and sale agreements, leases, easements and related documents for acquisitions and development.
• Review title commitments, surveys, and related due diligence; negotiate title endorsements and resolve objections.
• Manage multiple concurrent deals from diligence through closing with internal and outside counsel.
