Job summary

FIFTH SPACE in San Francisco seeks an Associate or Senior Associate to identify, evaluate, and execute new development opportunities. You will own and manage a deal pipeline from sourcing to closing, collaborating with Legal, Finance, Development teams.

You will analyze the feasibility of mixed-use projects in the Bay Area, engage with brokers and officials, and contribute to growth strategy while navigating public agencies and private capital.

Qualifications

• Strong understanding of real estate finance, capital structures, and transaction execution.
• Knowledge of zoning, entitlement processes, and municipal approval frameworks.
• Excellent written and verbal communication skills with the ability to present complex concepts clearly; we're looking for storytellers with a detail orientation.
• High EQ and executive presence; comfortable operating in both a boardroom and a construction trailer.

Responsibilities

• Own and manage a pipeline of opportunities across target geographies.
• Conduct comprehensive financial underwriting, including development pro formas, sensitivity analyses, and return modeling.
• Prepare and present presentation materials summarizing key investment criteria, risks, and opportunities.
• Lead deal negotiations alongside FIFTH SPACE's Legal and Finance teams.
• Manage due diligence processes in partnership with the Development team, including zoning analysis, environmental review, title, and third-party reports.
• Anticipate obstacles and proactively remove friction to maintain deal velocity.
• Participate in real estate strategy discussions and contribute to the company's growth vision.
• Conduct market research to understand the competitive landscape, land pricing trends, and macro real estate conditions.
• Build and maintain relationships with brokers, landowners, municipal officials, and industry contacts.
• Support capital markets activities related to new acquisitions as needed.
