Job summary

Breaking Ground is hiring a Senior Property Manager for a 434-unit permanent, supportive housing property in East Harlem. You will blend traditional property management with coordinating onsite social services to support tenant stability and partner with internal and external stakeholders.

You will oversee budgeting, rent collection, recertifications, regulatory reporting, and ensure compliance with city, state, and federal requirements while leading onsite staff and maintaining a safe,

Qualifications

• Progressive property management experience in affordable/supportive housing.
• Strong knowledge of affordable housing laws (LIHTC, HUD).
• Minimum 6 years in supervisory capacity.
• Excellent communication, organizational and problem-solving skills.
• Ability to work with diverse internal and external partners.
• Experience supervising a unionized workforce preferred.
• Proficiency with MS Office and property management systems.

Responsibilities

• Oversee 24/7 building operations to ensure safety, cleanliness and compliance.
• Manage leasing, rent collection, subsidy management and income certifications.
• Administer budgets and financial reporting with timely invoices.
• Coordinate social services with onsite staff to support tenants.
• Lead onsite staff, ensure policy adherence and de-escalation training.
• Interface with internal departments, unions and external vendors.
