Job summary

NTS Capital is seeking a property management leader to oversee two established Nashville communities with a single on-site team. You will drive occupancy, NOI, and resident retention while actively managing budgets, capital projects, and renovation ROI.

You’ll influence strategy, partner with ownership, and lead a hands-on team to outperform newer competition. This is a high-visibility role with real decision-making authority.

Qualifications

• 5+ years of property management experience, including oversight of 300+ units across multiple sites.
• Proven track record of driving occupancy and NOI in competitive markets.
• Experience managing budgets, capital projects, and renovation ROI decisions.
• Strong, hands-on leadership style with visibility in the community.
• Marketing instincts to position properties as lived-in and loved against new builds.

Responsibilities

• Provide full operational leadership of two communities and one combined on-site team, including leasing, maintenance, resident retention, budgets and P&L.
• Develop and execute a repositioning strategy to maintain occupancy against newer competitors.
• Build and develop a cross-site team to operate as a single property unit.
• Manage vendor and contractor relationships, capital planning, and expense control.
• Lead resident experience and retention programs to convert tenants into advocates.
• Report directly to ownership/leadership and participate in strategic decision-making.

These properties have history, character, and loyal residents — but they're up against a wave of shiny new construction, and we need someone who knows how to make "established" beat "brand new" every time.

This isn't a role for someone looking to coast. You'll have real autonomy, direct ownership of performance, and a seat at the table for decisions that actually move the needle.

What You'll Own

• Full operational leadership of two communities and one combined on-site team — leasing, maintenance, resident retention, budgets, and P&L performance
• A repositioning strategy to keep occupancy strong against newer competitors — renovation prioritization, amenity upgrades, curb appeal, and creative marketing
• Staff development and accountability across both sites — building a team that performs like it's one property, not two
• Vendor and contractor relationships, capital project planning, and expense management
• Resident experience and retention programs that turn long-term tenants into your best marketing asset
• Reporting directly to ownership/leadership — this role carries real decision-making weight

What You Bring

• 5+ years of property management experience, including managing 300+ units (multi-site experience strongly preferred)
• A track record of driving occupancy and NOI in competitive or saturated submarkets
• Confidence managing budgets, capital projects, and renovation ROI decisions
• Strong, hands‑on leadership style — you're in the community, not just behind a desk
• Marketing instincts — you know how to sell "lived-in and loved" against "brand new"
• CAM or similar certification a plus, not required
