Job summary

Arcan Capital, LLC is seeking an Experienced Property Manager to lead on-site teams across multiple Class A communities in the Birmingham area. You will be fully accountable for property operations, drive occupancy, manage budgets, and ensure high resident satisfaction.

You will hire and train staff, coordinate leasing, maintenance, and vendor services, and travel as needed to support the portfolio. Strong leadership, regulatory knowledge, and proficiency with YARDI and RentCafé are essential.

Qualifications

• Minimum of 5+ years' residential property management experience.
• Portfolio of at least 300 units and supervising a team of 5+ employees.
• Proven experience managing Class A properties.
• Willingness to travel regularly across the portfolio (overnight travel sometimes).
• Proficient with YARDI, RentCafé, credit screening platforms, and MS Office.
• Strong leadership, communication, and tenant relations skills.
• Knowledge of Fair Housing laws, ADA, EPA, OSHA compliance.
• Bilingual ability may be required based on property needs.

Responsibilities

• Oversee all property operations including maintenance, budgeting, leasing, and audits.
• Assist in budget preparation and oversee financial performance.
• Provide exceptional customer service to residents and prospects.
• Develop marketing strategies to drive occupancy and revenue.
• Hire and supervise on-site staff and manage performance.
• Review leasing files and enforce community rules.
• Maintain vendor list and ensure compliance.
• Travel to support multiple properties and adapt to changes.
