Positive Investments, Inc. is seeking a Property Manager-Level 3 to lead a senior community in Wildomar, CA. You will be responsible for the property's financial performance, reputation, and resident satisfaction, driving cash flow while maintaining a high standard of living.

Responsibilities include directing day-to-day operations, managing occupancy and delinquencies, leading on-site staff, timely maintenance, and ensuring compliance with Fair Housing laws and company policies.

Qualifications

• Minimum of 3 years of experience as a Property Manager or in a related trade.
• High school diploma or GED required.
• Proficient with Yardi Property Management Software and Microsoft Office (Word, Excel, Outlook).
• Exceptional written and oral communication skills in English with strong customer service focus.
• Basic mathematical proficiency and ability to analyze market surveys and financial data.
• Flexible to adapt quickly to changing business needs and proprietary software.
• Able to stand or walk for extended periods and lift up to 25 lbs.

Responsibilities

• Oversee daily operations, site inspections, and maintain curb appeal and cleanliness.
• Drive revenue by achieving occupancy goals, managing delinquency, and handling deposits and invoicing accurately.
• Lead, hire, and train on-site team; provide coaching and performance evaluations.
• Serve as the primary contact for resident disputes, renewals, and maintenance resolutions.
• Implement marketing plans including signage and resident retention programs to stay competitive.
• Ensure compliance with Fair Housing and non-discrimination laws in leasing decisions.
• Collaborate with maintenance on preventative schedules, vendor contracts, and safety inventories.
