Job summary

Phipps Houses is seeking an experienced Senior Property Manager to lead day-to-day management of a Far Rockaway affordable housing portfolio (1700 units at full build-out). Ideal candidate has 5+ years in affordable housing, LIHTC, and strong supervisory skills to guide a site team and maintenance staff.

Excellent benefits and a competitive salary based on experience; salary range $82,000–$92,000 with discretionary annual bonus. Authorized to work in the U.S. required.

Qualifications

• Associates Degree required; Bachelor’s preferred.
• 5+ years experience managing affordable residential rental properties with supervisory responsibility.
• Experience supervising a staff of 5+ is required.
• Knowledge of LIHTC, HUD housing programs and regulatory requirements.

Responsibilities

• Tenant communications and coordination of social services as needed.
• Rent subsidy management with various agencies.
• Coordinate unit inspections and repairs as required.
• Ensure building violations are corrected in a timely manner.
• Approve applicants for HUD-subsidized units and execute leases.
• Coordinate turnover of units for re-rental and oversee rent collections/delinquencies.
• Oversee legal services related to lease enforcement and delinquent accounts.
• Procure services/materials through Purchasing; manage annual HUD REAC inspections.
• Prepare owner certification reports for regulatory agencies and ensure compliance.
