Our client, a commercial real estate owner/investor based in PA, is looking for a Senior Property Manager to oversee and optimize the operational and financial performance of their real estate portfolio.

Key Responsibilities

• Formulate, execute, and monitor annual operating budgets, capital expense (CapEx) plans, and business strategies for assigned assets.
• Manage third-party property managers and vendors, ensuring physical asset standards, preventive maintenance, and tenant satisfaction are maintained.
• Analyze monthly/quarterly financial statements, variance reports, and rent rolls to track Net Operating Income (NOI) against performance benchmarks.
• Work with leasing teams to optimize occupancies, review lease proposals, evaluate market trends, and oversee capital improvement projects.
• Prepare clear performance updates, cash flow distributions, and strategic recommendations for executive leadership, lenders, and equity partners.

Qualifications

• 5–7+ years of experience in real estate property management (commercial preferred).
• Proficiency in real estate financial analysis, budgeting, and variance analysis (experience with Argus or Excel modeling is a plus).
• Understanding of lease agreements, property operations, vendor management, and physical property inspections.
