Alakai Management in Orlando, FL is seeking a Senior Property Manager to lead our growing commercial real estate team. This full-time, in-office role reports to the CEO and oversees property management, lease administration, budgeting, and operational efficiency for our assets.

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Accounting, Business, or Economics.
  • Understanding of commercial real estate property management.
  • Strong underwriting and financial modeling (Excel) skills.
  • Understanding of real estate financial reports.
  • Experience providing support with annual budgets, leasing analysis, cashflow projections, and capital projects execution.
  • Experience preparing (ideally also presenting) internal and external presentations.
  • This position requires strong written, oral and reading communication skills.
  • Minimum of 6-10 years Property Management experience required.

Responsibilities

  • Build and lead a property management team for company and third party properties.
  • Oversee financial and variance reports monthly and quarterly; implement corrective actions as necessary.
  • Ensure lease agreements are up to date, and provisions are enforced with each tenant.
  • Negotiate property management contracts to protect the company’s interest.
  • Implement financial strategy for the management arm, including budgeting, cost control, forecasts, and revenue improvements.
  • Hire and build property management team; assign properties to managers based on asset class experience.
  • Develop and maintain property management systems, policies, and procedures.
  • Market the 3rd party management services to prospective clients (e.g., Google My Business).
  • Annually review budgets developed by property managers for owners prior to approval.
  • Review CAM reconciliations for NNN lease properties with Controller and Accounting.

We are seeking an energetic individual who wants to make an impact in a growing company that is making an impact on the communities it invests in. This newly created position will be full time in office in Orlando, FL. Reporting directly to our CEO, the Senior Property Manager will be responsible for overseeing property management, lease administration, budgeting, and ensuring operational efficiency and customer service for commercial real estate assets. This is an opportunity to build the team to manage the portfolio properties as well as third party managements offerings.

Key Responsibilities
  • Build and create a property management team to oversee the companys portfolio and third party managed properties
  • Manage team who handles financial and variance reports on monthly and quarterly basis and implement timely correction measures, as necessary.
  • Ensure lease agreements are up to date, and provisions are enforced with each tenant.
  • Negotiate property management contracts and other contracts in accordance with established criteria; as to protect the company’s interest.
  • Implement an effective financial strategy for the management arm of the company, including budgeting, cost control, forecasted expenditures and revenue improvements, oversee the development of yearly operating budgets/forecasts.
  • Hire and build property management team and assign internal and 3rd party managed properties to property managers based off of skill, understanding, and experience with different asset classes
  • Develop and maintain property management systems, including policies and procedures.
  • Until a team of property managers is hired appropriate for the allocation of properties.
  • Develop material for the company to market the 3rd party management services to prospective clients including utilizing Google My Business to market the company.
  • Annually review budgets developed by property managers for owners prior to being issued to owners for review and approval.
  • Annual review common area maintenance (CAM) reconciliations for NNN lease properties and work with Controller and Accounting department to invoice or credit tenants based on reconciliation.
  • Be involved in annual budget meetings with owners, meet with prospective clients looking for 3rd party management services and be the executive face of Alakai Management.
  • For AUM outside of FL, develop a way to manage them internal or oversee the property management services in those states.
Target Candidate
  • Demonstrated leadership skills using performance incentives and team-building strategies.
  • Bachelor’s degree in Real Estate, Finance, Accounting, Business, or Economics.
  • Understanding of commercial real estate property management
  • Exceptional underwriting and financial modeling (Excel) skills (ability to analyze, interpret, present, and underwrite existing portfolio & asset metrics).
  • Understanding of real estate financial reports
  • Experience providing support with annual budgets, leasing analysis, cashflow projections, and capital projects execution.
  • Experience preparing (ideally also presenting) internal and external presentations.
  • This position requires strong written, oral and reading communication skills to accurately obtain, interpret and transcribe complex programs at all levels of the organization.
  • Minimum of 6-10 years Property Management experience required.
