  • Develop marketing materials for third-party management services.
  • Review budgets and CAM reconciliations, coordinate invoices/credits.
  • Participate in annual budget meetings with owners; act as executive face to clients.
  • Oversee multi-state property management coordination when needed.

Atrium is seeking on behalf of our client a Senior Property Manager based in Orlando, Florida.

Position: Senior Property Manager

Employment Type: Full-time

Compensation: $85,000 - $100,000

Position Overview

The Senior Property Manager will lead and develop a property management team responsible for overseeing the company’s portfolio and third-party managed properties. This role focuses on strategic planning, financial oversight, and operational excellence to ensure compliance and tenant satisfaction. The position requires collaboration with internal teams, property owners, and external partners to drive performance and growth. Must be legally authorized to work in the United States.

Responsibilities
  • Build and create a property management team to oversee the company’s portfolio and third-party managed properties.
  • Manage team responsible for financial and variance reports on a monthly and quarterly basis, implementing timely corrective measures as needed.
  • Ensure lease agreements are current and provisions are enforced with each tenant.
  • Negotiate property management and related contracts in accordance with established criteria to protect the company’s interests.
  • Implement an effective financial strategy for the management arm of the company, including budgeting, cost control, and revenue improvements; oversee development of yearly operating budgets and forecasts.
  • Hire and assign property managers to internal and third-party managed properties based on skill and experience with different asset classes.
  • Develop and maintain property management systems, including policies and procedures.
  • Perform basic property management functions for internal properties until a full team is hired, including site visits and addressing tenant or landlord concerns.
  • Develop marketing materials for third-party management services, including leveraging Google My Business.
  • Review budgets and CAM reconciliations annually, working with accounting to invoice or credit tenants as needed.
  • Participate in annual budget meetings with owners and serve as the executive face of Alakai Management for prospective clients.
  • Oversee management of assets outside Florida or coordinate property management services in those states.
Required Experience/Skills
  • Proven experience in property management and lease administration.
  • Strong background in budgeting and commercial real estate operations.
  • Excellent customer service skills with a focus on client satisfaction.
  • Strong organizational and leadership abilities to manage teams effectively.
  • Knowledge of local real estate laws and regulations.
  • Exceptional communication and interpersonal skills.
Preferred Experience/Skills
  • Experience managing diverse asset classes and third-party property management contracts.
  • Advanced financial planning and forecasting skills.
  • Familiarity with property management software and systems.
  • Ability to develop marketing strategies for property management services.
  • Experience in multi-state property management oversight.
Education Requirements
  • Bachelor’s degree in Real Estate, Business Administration, or a related field.
  • Additional certifications in property management or real estate preferred.
  • Continuing education in real estate law and compliance is a plus.
