As a Senior Property Manager, you will be responsible for the daily management of a portfolio of cooperative and condominium hi-rise properties in Manhattan. Your Responsibilities:
- Oversee all aspects of building management while acting as a liaison between the Board, tenants, and the Company.
- Lead Board of Director/Manager meetings, focusing on the agenda.
- Load tasks onto FSRconnect within 48 hours of meetings.
- Prepare and deliver Board meeting minutes within three days.
- Submit agenda packages at least four days prior to meetings.
- Handle emergency situations and crisis management.
- Supervise and train building staff (union and non-union).
- Conduct interviews, coordinate background and drug tests for new hires.
- Train new staff and ongoing training for existing staff.
- Impose disciplinary actions when necessary.
- Develop and implement staff work schedules and approve payroll via ADP.
- Conduct staff performance evaluations and develop improvement strategies.
- Monitor property cash and reserve funds.
- Review operating statements and financial reports.
- Participate in annual operational budget preparation.
- Assist in presenting the budget to the Board.
- Track financial variances and seek methods to preserve client funds.
- Oversee building repairs and alterations.
- Approve vendor invoices via AvidXchange.
- Manage delinquent accounts.
- Ensure compliance with permits and licenses.
- Address violations promptly.
- Implement safety and security procedures.
- Conduct regular property inspections.
- Communicate deficiencies and issues with staff and vendors.
- Negotiate with vendors for capital projects.
- Manage vendor insurance and assist with insurance renewals.
- Oversee maintenance of physical plants and obtain service proposals.
- Coordinate with internal departments.
- Maintain tenant and building files.
- Respond promptly to communications.
- Familiarize with client management contracts.
- Follow Property Management Best Practices, especially FSRconnect.
- Report meeting summaries and update property questionnaires within 24 hours.
Skills & Qualifications:
- 8-10 years of experience in NYC residential condominium and cooperative management.
- Excellent verbal and written communication skills, customer service experience.
- Strong financial skills for budgeting, cash flow, and financial statement management.
- High energy, multitasking ability under pressure.
- Exceptional organizational skills, leadership, and teamwork.
- Experience managing large, complex accounts with multiple stakeholders.
- Decision-making and analytical skills.
- Efficient time management.
- Proficiency in Microsoft Office and Windows.
- Experience with property management software like AvidXchange and ClickPay is a plus.

Compensation:
$135,000 - $150,000 per year
