Qualifications

Join to apply for the Senior Property Manager role at FirstService Residential

As a Senior Property Manager, you will be responsible for the daily management of a portfolio of cooperative and condominium hi-rise properties in Manhattan. The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned to every duty.

Your Responsibilities:
  1. Oversee all aspects of building management while acting as a liaison between the Board, tenants, and the Company.
  2. Lead Board of Director/Manager meetings, focusing on the agenda.
  3. Load tasks onto FSRconnect within 48 hours of meetings.
  4. Prepare and deliver Board meeting minutes within three days.
  5. Submit agenda packages at least four days prior to meetings.
  6. Handle emergency situations and crisis management.
  7. Supervise and train building staff (union and non-union).
  8. Conduct interviews, coordinate background and drug tests for new hires.
  9. Train new staff and ongoing training for existing staff.
  10. Impose disciplinary actions when necessary.
  11. Develop and implement staff work schedules and approve payroll via ADP.
  12. Conduct staff performance evaluations and develop improvement strategies.
  13. Monitor property cash and reserve funds.
  14. Review operating statements and financial reports.
  15. Participate in annual operational budget preparation.
  16. Assist in presenting the budget to the Board.
  17. Track financial variances and seek methods to preserve client funds.
  18. Oversee building repairs and alterations.
  19. Approve vendor invoices via AvidXchange.
  20. Manage delinquent accounts.
  21. Ensure compliance with permits and licenses.
  22. Address violations promptly.
  23. Implement safety and security procedures.
  24. Conduct regular property inspections.
  25. Communicate deficiencies and issues with staff and vendors.
  26. Negotiate with vendors for capital projects.
  27. Manage vendor insurance and assist with insurance renewals.
  28. Oversee maintenance of physical plants and obtain service proposals.
  29. Coordinate with internal departments.
  30. Maintain tenant and building files.
  31. Respond promptly to communications.
  32. Familiarize with client management contracts.
  33. Follow Property Management Best Practices, especially FSRconnect.
  34. Report meeting summaries and update property questionnaires within 24 hours.
Skills & Qualifications:
  1. 8-10 years of experience in NYC residential condominium and cooperative management.
  2. Excellent verbal and written communication skills, customer service experience.
  3. Strong financial skills for budgeting, cash flow, and financial statement management.
  4. High energy, multitasking ability under pressure.
  5. Exceptional organizational skills, leadership, and teamwork.
  6. Experience managing large, complex accounts with multiple stakeholders.
  7. Decision-making and analytical skills.
  8. Efficient time management.
  9. Proficiency in Microsoft Office and Windows.
  10. Experience with property management software like AvidXchange and ClickPay is a plus.

Compensation:
