On-Site Property Manager

Location: Coney Island, Brooklyn, NY

Reports To: Vice President of Property Management

Job Summary

A prestigious, privately-held real estate firm is seeking an experienced On-Site Property

Manager to oversee daily operations at a multifamily residential community. This position

is responsible for tenant relations, compliance, financial performance, maintenance

coordination, and resident satisfaction. The On-Site Property Manager will work closely

with internal departments, on-site staff, and executive leadership to ensure seamless

operations and maximum occupancy.

Essential Job Functions

Tenant Relations ; Lease Administration

  • Serve as the primary point of contact for tenants, resolving inquiries and concerns in a

timely and professional manner with the assistance of the Tenant Coordinator.

  • Conduct regular apartment inspections and enforce lease terms in accordance with

lease agreements.

  • Initiate legal proceedings for lease violations or non-payment only after review and

approval by the VP of Property Management and Director of Real Estate.

  • Maintain strong community relations.

Property Operations; Maintenance

  • Conduct regular community inspections to ensure safety, cleanliness, and operational
  • Supervise building operations, preventive maintenance, and coordinate capital

improvements.

  • Identify maintenance issues, coordinate vendor work, and manage service contracts to

ensure timely and quality service delivery.

  • Remain available after hours for emergencies and operational coordination.
  • Manage operating budgets, and capital expenditures.
  • Analyze income and expenses, and implement strategies to improve financial

performance.

  • Process vendor invoices through the AP system and ensure timely payments.
  • Supervise and guide maintenance staff and office personnel.
  • Establish goals, provide training, and foster a collaborative work environment.
  • Recruit and onboard new staff, ensuring alignment with operational standards and

company culture.

  • Enforce internal policies and procedures, ensuring high performance across

departments.

Qualifications

  • Minimum of 5 years of multifamily residential community management experience,

including at least 3 years as an assistant property manager.

  • Strong understanding of building systems, maintenance coordination, and vendor

management.

  • Technical knowledge of property management software (Yardi, MDS, On-Site, Building

Link) and Microsoft Office Suite.

  • Demonstrated leadership skills with experience managing cross-functional teams.
  • Strong knowledge of rent stabilization laws
  • Strong attention to detail.
  • Excellent written, verbal, and interpersonal communication skills.
  • Must be physically present on-site and able to move throughout the building, including

stairways and varying environmental conditions.

  • Willingness to perform duties outside normal responsibilities as needed.
