Partners is seeking an experienced Senior Property Manager to oversee a Class A property on behalf of third-party Client. You’ll be responsible for the full property management lifecycle, from budgeting and reporting to tenant relations, vendor oversight, and team development; ensuring operational excellence and value creation across every assignment.

What You’ll Do
- Oversee a Class A, 550,000 sf office asset managed on behalf of third-party ownership.
- Prepare and manage annual budgets and reforecasts, complete CAM reconciliations, analyze budget-to-actual variances, and develop long-term capital plans while fulfilling fiduciary obligations, ensuring alignment with ownership objectives, maintaining effective cost controls, and delivering exceptional service.
- Lead property management teams, including mentoring, performance management, and succession development.
- Manage lease administration, CAM structures, expense recoveries, and reconciliations.
- Lead capital projects with an emphasis on accountability, project tracking, and value creation.
- Oversee vendor procurement, contract negotiation, and service-level management to ensure efficiency and cost control.
- Maintain a strong understanding of building systems, life-safety requirements, sustainability initiatives, and preventative maintenance programs.
- Direct tenant relations, hospitality events, and high-profile tenant interactions.
- Lead property transitions, onboard new assignments, and work with Chief Engineer on monthly inspections.
- Identify operational risks, communicate issues clearly to ownership, and develop cost-effective solutions.
- Prepare executive-level reports and present to ownership, and senior leadership.
What You’ll Bring
- Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred; equivalent professional experience accepted.
- 7–10 years of progressive commercial property management experience, with a strong focus on Class A/B office assets managed on behalf of third-party ownership groups.
- Prior experience mentoring and managing property management teams, including performance management, and succession development.
- Demonstrated expertise in preparing and managing annual budgets, reforecasts, variance analysis, and long-term capital planning with a strong understanding of fiduciary responsibility, cost control, and service delivery.
- In-depth knowledge of calculating CAM reconciliations and explaining the details to Tenants.
- Experience leading capital projects and reading construction drawings.
- Skilled in vendor procurement, including RFP preparation, contract negotiation, and cost control.
- Strong knowledge of building systems, life-safety requirements, sustainability initiatives, and code compliance.
- Adept at identifying operational risks, communicating issues clearly to ownership, and developing cost-effective solutions.
- Proficiency in property management and accounting platforms (Yardi, MRI, or similar).
- Proficiency with work order systems (Building Engines/Prism, Impak, etc.).
- Exceptional written and verbal communication skills.
- Experience using AI tools (e.g., Claude), or willingness to receive training and incorporate into daily workflows.
- Valid driver’s license and reliable transportation required.
