Position

The Senior Property Manager will report to the Senior Asset Manager.

Dallas, TX

Responsibilities

The Senior Property Manager will be a key participant in the property management process, managing buildings, problem solving, and documentation. Primary responsibilities include, but are not limited to:

  • Conducting periodic property visits and inspections to ensure properties are well-maintained and building systems are fully functional.
  • Establishing and maintaining positive relationships with tenants, addressing concerns, and ensuring lease compliance.
  • Maintaining positive vendor relationships.
  • Troubleshooting issues, identifying areas for improvement, and making recommendations or providing solutions.
  • Overseeing projects as needed or directed by management.
  • Assisting leasing team and broker during lease negotiations regarding tenant improvements, costing, and related matters.
  • Bidding, negotiating, and presenting recommendations for approval of projects such as tenant improvements, repairs, and renovations.
  • Ensuring a competitive bidding process and thorough review of project scope and costs.
  • Overseeing the construction of approved projects, ensuring timely completion within scope and budget.
  • Reviewing and approving operating expenses in accordance with company policies.
  • Assisting in determining CAM expenses and reviewing CAM reconciliation and collection.
  • Preparing annual budgets and monitoring expenses to meet budgets.
  • Submitting reports timely and participating in property status meetings.
  • Overseeing daily operations, ensuring task completion, and supporting maintenance staff.
  • Maintaining effective communication, monitoring performance, and ensuring third-party staff meet standards.
Qualifications
  • Bachelor’s Degree
  • 5-7 years of broad-based commercial property management experience
  • Strong communication skills with internal and external stakeholders
  • Understanding of contracts, leases, and leasing objectives
  • Customer service and tenant relations skills
  • Ability to manage bids, vendors, and contractors
  • Professional presentation in all interactions
  • Excellent time management and organization skills
  • Initiative and ability to work independently
  • Strong work ethic and adaptability in fast-paced environments
  • Team-oriented with good collaboration skills
  • Proficiency in MS Office; Yardi experience a plus
