Build People is seeking an experienced Project Manager to lead multifamily construction projects in the Miami area. You will oversee budgets, schedules, procurement, and subcontractor management to ensure on‑time, on‑budget delivery with high quality standards.

The role requires 5+ years managing ground‑up multifamily builds, a strong financial mindset, and a track record of coordinating with field leadership, architects, engineers, and owners. Miami experience is preferred.

Qualificações

• 5+ years of construction project management experience with a General Contractor.
• Demonstrated experience managing multifamily construction projects, including ground‑up residential developments.
• Strong fundamentals in budgeting, cost control, scheduling, procurement, and subcontractor management.
• Proven ability to manage project financials, track cost performance, and maintain budget accountability.
• Experience managing construction projects from preconstruction through completion and turnover.
• Knowledge of construction contracts, change management, RFIs, submittals, and pay applications.
• Ability to read and interpret construction drawings, specifications, and project schedules.
• Excellent leadership, communication, negotiation, and problem‑solving skills.
• Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or comparable CM software is preferred.

Responsabilidades

• Manage all aspects of multifamily construction projects from preconstruction through completion and closeout.
• Develop, maintain, and monitor project budgets, cost reports, schedules, and cash flow projections.
• Lead project planning and execution to ensure milestones are achieved and delays are addressed proactively.
• Manage subcontractor procurement, bid evaluations, contract negotiations, and scope reviews.
• Oversee subcontractor performance, ensuring compliance with contracts, schedules, and quality standards.
• Coordinate with Superintendents, subcontractors, architects, engineers, consultants, and ownership representatives.
• Review drawings and specs to identify scope gaps, design conflicts, and potential cost or schedule impacts.
• Manage RFIs, submittals, change orders, pay applications, and other project docs.
• Track project costs, commitments, contingencies, and budget variances; take corrective actions.
• Lead regular project meetings and provide updates on progress, financials, schedule, and issues.
• Identify and mitigate risks related to cost, schedule, procurement, permitting, and execution.
• Manage material procurement and long-lead items to support milestones.
• Ensure compliance with codes, permitting, contracts, and quality standards.
• Oversee project closeout, punch lists, final inspections, warranties, and turnover docs.
• Maintain strong relationships with clients, subcontractors, design professionals, and internal teams.
