Job summary

Green Key Resources seeks a Senior Project Manager to lead sophisticated commercial projects in Austin, serving prominent technology and corporate clients. You will own projects from preconstruction through turnover, coordinating schedules, budgets, and client communications to ensure performance and high client satisfaction.

You will manage complex MEP coordination, procurement, and cost reporting while mentoring junior staff and contributing to business development at a growing operation.

Qualifications

• 10+ years of commercial construction experience with a general contractor.
• Proven track record as a Project Manager or Senior Project Manager.
• Experience managing large, complex, or fast-paced commercial projects.

Responsibilities

• Lead projects from preconstruction through turnover and closeout.
• Own project financials including budgets, forecasts, commitments, change management, pay apps, and cost reporting.
• Collaborate with preconstruction on constructability, scope, value engineering, scheduling, procurement, and long-lead equipment.
• Build and maintain relationships with clients, architects, engineers, consultants, subcontractors, and building-management teams.
• Manage contracts, RFIs, submittals, meeting minutes, change orders, and owner reporting.
• Coordinate with the Superintendent to manage schedule, logistics, quality, safety, and subcontractor performance.
• Lead owner, architect, and contractor meetings with clear reporting on schedule, cost, risk, and progress.
• Oversee complex MEP coordination, equipment procurement, utilities, commissioning, and turnover activities.
• Mentor Project Managers, Assistant Project Managers, Project Engineers, and project admins.
• Identify problems early and develop practical solutions to avoid cost/schedule impact.
• Support business development, client presentations, and account management.

What You'll Be Responsible For

• Lead projects from preconstruction and estimating through construction, closeout, and final turnover
• Take full ownership of project financials, including budgets, forecasts, commitments, change management, pay applications, and cost reporting
• Partner with preconstruction teams on constructability, scope development, value engineering, scheduling, procurement, and long-lead equipment
• Develop and maintain strong relationships with clients, architects, engineers, consultants, subcontractors, and building-management teams
• Manage all project documentation, including contracts, RFIs, submittals, meeting minutes, change orders, and owner reporting
• Coordinate closely with the Superintendent to manage schedule, logistics, quality, safety, and subcontractor performance
• Lead owner, architect, and contractor meetings while providing clear reporting on schedule, cost, risk, and project progress
• Manage complex MEP coordination, equipment procurement, utility requirements, commissioning, and turnover activities
• Support and mentor Project Managers, Assistant Project Managers, Project Engineers, and project administrators
• Identify potential problems early and develop practical solutions before they affect cost or schedule
• Participate in business development, client presentations, project pursuits, and ongoing account management
• Build the type of client relationships that lead to long-term partnerships and repeat work

What We're Looking For

• 10+ years of commercial construction experience with a general contractor
• Proven success as a Project Manager or Senior Project Manager
• Experience managing large, complex, or fast-paced commercial projects
• A strong background in corporate interiors, technology campuses, advanced manufacturing, life science, laboratories, mission-critical facilities, or technically complex ground-up construction
• Complete understanding of project financial management, forecasting, buyout, contracts, change orders, pay applications, and risk management
• Experience collaborating with field leadership on scheduling, constructability, logistics, and subcontractor coordination
• Working knowledge of major mechanical, electrical, plumbing, life-safety, and building-control systems
• Ability to communicate confidently with sophisticated clients, executives, architects, engineers, and trade partners
• Strong leadership skills and the ability to develop less-experienced project team members
• An entrepreneurial mindset and the ability to operate effectively with limited oversight
• A relationship-driven approach focused on delivering exceptional service and earning repeat business
