Self-Help Enterprises is seeking a Senior Project Manager for Multifamily Real Estate Development in California to guide affordable housing communities from concept through financing, design, construction, and completion.

The role blends project management, financial analysis, and stakeholder coordination to expand access to quality affordable housing across the San Joaquin Valley. The candidate will navigate regulatory requirements and manage diverse partners and internal teams.

Qualifications

• Experience managing affordable multifamily developments through all phases of development.

Responsibilities

• Evaluate potential sites for affordable multifamily housing development, including market conditions and feasibility.
• Lead site acquisition activities, due diligence, environmental review, and predevelopment needs.
• Prepare and maintain complex development budgets, financing proformas, operating projections, and schedules.
• Identify and pursue project financing from LIHTCs, public funding, grants, loans, and other resources.
• Lead funding applications and manage financial closings with lenders and investors.
• Oversee entitlement, planning, design, permitting, and approvals with public agencies and consultants.
• Select and manage architects, engineers, general contractors, and other professionals; negotiate scopes of work.
• Monitor budgets, schedules, contracts, and funding requirements; manage risks and implement corrective actions.
• Manage construction phase budgets, contingencies, change orders, and draws; coordinate with contractors and lenders.
• Maintain knowledge of housing programs, financing requirements, and applicable regulations.
• Communicate with internal teams, partners, public agencies, lenders, and investors; lead multidisciplinary teams.
• Represent SHE with city councils, boards, and community groups; present financial and development information clearly.
• Lead project completion, cost certification, and permanent loan conversion; support lease-up and transition to management.
• Prepare reports, presentations, and funding updates for stakeholders.
