K2 Staffing, LLC is seeking an experienced Project Manager to oversee commercial construction projects in the San Diego area. You will manage budgets, schedules, subcontractors, RFIs, and client relationships from preconstruction through closeout.
The ideal candidate has strong experience with tenant improvements and renovations, reads complex drawings, and ensures projects meet budgets and timelines while upholding quality and safety standards.

They take a hands-on, client-focused approach, working closely with owners, architects, consultants, subcontractors, and property managers to deliver high-quality projects on time and within budget.
We are seeking an experienced Project Manager to oversee commercial construction projects from preconstruction through final completion. The ideal candidate will have strong experience with commercial tenant improvements and renovation projects and will be responsible for managing budgets, schedules, subcontractors, client relationships, RFIs, submittals, change orders, and overall project documentation.

Duties & Responsibilities
Manage commercial construction projects from contract award through final project closeout
Review project plans, specifications, contracts, scopes of work, and schedules
Develop and maintain project budgets and schedules
Coordinate closely with the Superintendent to ensure projects remain on schedule and within budget
Manage subcontractor procurement, scope review, contracts, and change orders
Solicit and evaluate subcontractor and supplier proposals as needed
Prepare and manage RFIs, submittals, ASIs, change orders, and other project documentation
Review subcontractor invoices and payment applications
Track project costs, commitments, and potential exposures
Maintain accurate project documentation and records
Conduct project meetings with owners, architects, consultants, subcontractors, and internal team members
Serve as a primary point of contact for clients and maintain strong client relationships throughout the project
Identify potential project issues early and develop solutions before they impact cost or schedule
Coordinate material procurement and long-lead items
Participate in preconstruction activities, constructability reviews, budgeting, and project turnover
Work closely with the Superintendent to coordinate sequencing, logistics, inspections, and quality control
Review project progress and provide regular updates to company leadership and clients
Manage punch lists, project closeout, warranty requirements, and final documentation
Ensure projects are executed in accordance with company standards, contract requirements, and applicable building codes

Qualifications & Requirements
5 years of commercial construction Project Management experience
Strong understanding of commercial construction methods, sequencing, and project delivery
Experience managing multiple projects and/or complex commercial construction projects
Ability to read and interpret architectural drawings, specifications, and construction documents
Strong understanding of subcontractor scopes and commercial construction trades
Experience managing budgets, schedules, change orders, RFIs, submittals, and project closeout
Excellent communication and client relationship skills
Strong organizational and time-management abilities
Ability to identify problems and develop practical solutions
Proficiency with Microsoft Office and construction management software
Experience with Procore and/or Bluebeam preferred
Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred but not required
