Job summary

Global Construction in Englewood, CO, seeks a senior-level Project Manager to own the full lifecycle of $3M–$15M renovations, TI and adaptive reuse projects in occupied environments.

Qualifications

• 5–7 years of proven Project Management experience for a Commercial General Contractor.
• Track record in senior living, multifamily, hospitality, or healthcare construction.
• Senior-level capability in risk mitigation, bid submittals, schedule creation, and financial forecasting.
• Tech-friendly, detail-oriented with strong communication skills.

Responsibilities

• Direct $3M–$15M commercial renovation, TI, and adaptive reuse projects from inception to closeout.
• Oversee project budgets, allowances, contingencies, and pay applications for financial control.
• Create and manage project schedules using MS Project.
• Run buyout, negotiate subcontracts, and close scope gaps.
• Proactively manage RFIs, submittals, ASIs, and Change Orders.
• Direct field execution with Superintendents and APMs in occupied environments.
• Lead weekly Owner-Architect-Contractor and team meetings to align on goals.
• Utilize Buildertrend or similar CM software to maintain accurate project data.

The Role We are seeking a high-performing Senior-Level Project Manager capable of owning the entire project lifecycle. You will lead high-stakes $3M–$15M renovation, tenant improvement (TI), and adaptive reuse projects. This is not just a title; we need a seasoned construction leader who can navigate complex builds, manage occupied environments, and drive profitability while overseeing field teams.

Key Responsibilities

• Project Leadership: Direct $3M–$15M commercial renovation, TI, and adaptive reuse projects from inception to closeout.
• Financial Management: Oversee project budgets, allowances, contingencies, and pay applications to ensure strict financial control.
• Scheduling & Execution: Create and meticulously manage project schedules using MS Project.
• Procurement & Negotiation: Run the buyout process, negotiate subcontracts effectively, and definitively close scope gaps.
• Document Control: Proactively manage RFIs, submittals, ASIs, and Change Orders (COs).
• Site Oversight: Direct field execution in partnership with Superintendents and Assistant Project Managers (APMs), ensuring rigorous professional standards are maintained, particularly in occupied environments.
• Communication: Lead weekly OAC (Owner-Architect-Contractor) and internal team meetings to maintain alignment.
• Technology: Utilize Buildertrend (or similar construction management software) to maintain accurate and visible project data.

Requirements

• Experience: 5-7 years of proven Project Management experience working for a Commercial General Contractor. Not just an Owners Representative
• Sector Expertise: Track record of success in senior living, multifamily, hospitality, or healthcare construction.
• Core Competencies: True senior-level capability in risk mitigation, bid submittals, schedule creation, robust subcontractor management, and financial forecasting.
• Working Style: Tech-friendly, highly detail-oriented, and driven by accountability. Excellent communication skills are mandatory.
