Job summary

GPAC is seeking a Senior Project Manager for commercial construction to own high-level projects from preconstruction through closeout. You will develop budgets, schedules, and contracts, and lead coordination among owners, architects, engineers, subs and field teams.

You will drive preconstruction efforts, manage change orders and documentation, and mentor junior staff while ensuring safety, quality, and profitability across multiple complex projects.

Qualifications

• 10+ years of commercial construction project management experience.
• Proven experience with general contractors on complex projects.
• Strong understanding of preconstruction, estimating, contracts, scheduling, and closeout.
• Ability to manage budgets, change orders, and profitability.

Responsibilities

• Take ownership of commercial projects from preconstruction through closeout.
• Develop and manage project budgets, schedules, contracts, buyout and procurement.
• Oversee project financials, forecasting, billing, cost tracking and profitability.
• Lead coordination among owners, architects, engineers, subcontractors, vendors and field teams.
• Drive preconstruction efforts including estimating, constructability, value engineering and planning.
• Lead project meetings (OAC, kickoff, subcontractor coordination).
• Review plans, specifications and contracts, identifying risks and opportunities.
• Manage change orders, RFIs, submittals and project documentation.
• Address challenges involving design, schedule, cost and contractual requirements.
• Maintain relationships with owners and key stakeholders.
• Hold subs and trades accountable for performance.
• Partner with Superintendents and field leadership; mentor PMs/APMs/PEs.
• Ensure safety, quality, schedule and financial objectives are met.

A respected and established construction organization is looking for a Senior Project Manager to take ownership of high-level commercial construction projects and play a key role in project strategy, execution and client relationships.

What You'll Do

• Take overall ownership of commercial projects from preconstruction through closeout
• Develop and manage project budgets, schedules, contracts, buyout and procurement
• Oversee project financials, forecasting, billing, cost tracking and profitability
• Lead coordination between owners, architects, engineers, subcontractors, vendors and field teams
• Drive preconstruction efforts including estimating, constructability, value engineering and planning
• Lead project meetings including OAC, kickoff and subcontractor coordination meetings
• Review plans, specifications and contracts while identifying potential risks and opportunities
• Manage change orders, RFIs, submittals and other project documentation

• Partner closely with Superintendents and field leadership throughout construction
• Provide leadership and mentorship to Project Managers, APMs and Project Engineers

What We're Looking For

• 10+ years of commercial construction project management experience
• Proven experience working for a General Contractor
• Background managing complex commercial projects and/or multiple projects simultaneously
• Strong understanding of preconstruction, estimating, contracts, scheduling and project closeout
• Demonstrated ability to manage project financials, budgets and profitability
• Strong contract, subcontractor and change-order management experience
• Confident client-facing and leadership abilities
• Excellent communication, organization and problem-solving skills
• Proficiency with Procore and Microsoft Office
