Job summary

Green Key Resources in Austin is seeking a Senior Project Manager to lead ground-up commercial projects from feasibility to closeout, directly partnering with the development team in the early stages.

You will guide budgeting, scheduling, design coordination, and subcontractor management, with growing leadership responsibilities as the Texas pipeline expands and the Austin operation evolves.

Job description

A highly respected, fully integrated commercial real estate development, design, and construction company is looking to hire a Senior Project Manager in Austin as it continues expanding its Texas operation.

This is not a traditional Senior Project Manager role.

The company operates as a merchant developer with in house development, design, and construction capabilities, and its construction teams are involved from the earliest stages of a project through final completion. The Senior Project Manager will work directly with the development team on feasibility, early budgeting, design management, scheduling, preconstruction, and entitlement coordination before ultimately leading the project through construction.

This person will be one of the foundational construction hires in Texas and will have a unique opportunity to help shape how the local construction team is built.

Initially, the Senior Project Manager will be very hands on and expected to lead projects directly. As the Texas pipeline grows, the role is expected to evolve into broader leadership responsibilities including hiring, mentoring, and developing additional Project Managers, Superintendents, and support staff.

For the right person, there is a legitimate long-term opportunity to grow into the construction leader for the Austin office.

Responsibilities
  • Lead ground up commercial projects from early feasibility through construction and closeout.
  • Partner directly with the real estate development team during the earliest stages of a project.
  • Assist with conceptual estimating, early budgeting, feasibility studies, and project scheduling before construction documents are complete.
  • Manage architects, engineers, and design consultants from schematic design through construction documents.
  • Provide constructability input and help ensure design decisions align with budget, schedule, and project objectives.
  • Support entitlement, permitting, and early municipal coordination as needed.
  • Develop and maintain project budgets, schedules, procurement strategies, and execution plans.
  • Lead subcontractor buyout, contract management, change management, cost control, and financial reporting.
  • Work closely with Superintendents and field teams to ensure projects are delivered safely, on schedule, and to a high level of quality.
  • Lead project meetings and communicate effectively with developers, designers, subcontractors, field leadership, and executive management.
  • Support pursuits and future development opportunities throughout Texas.
  • Help establish relationships with local subcontractors, consultants, architects, and other industry partners.
  • Assist with recruiting, hiring, mentoring, and developing the future Austin construction team.
Ideal Background
  • The ideal candidate is an accomplished Senior Project Manager or emerging Project Executive who has progressed quickly in their career and is looking for an opportunity with significantly more responsibility and long term upside.
  • Strong ground up commercial construction experience is required.
  • Experience independently managing projects from preconstruction through completion.
  • Experience leading and developing Project Managers, Assistant Project Managers, Project Engineers, and working closely with Superintendents.
  • Strong understanding of budgets, schedules, subcontractor management, cost control, design coordination, and project execution.
  • Experience with large commercial projects in the $40M plus range is preferred.
  • Industrial experience is highly desirable, particularly large warehouse, distribution, manufacturing, or similar ground up projects.
  • Direct industrial experience is not required if the candidate has the ability and willingness to lead industrial work.
  • Design build experience is highly preferred.
  • Experience with conceptual estimating, early preconstruction, design management, or working from incomplete drawings is a major plus.
  • Strong Texas construction relationships are highly desirable.
  • Austin or Central Texas relationships with subcontractors, architects, engineers, and consultants would be particularly valuable.
  • Experience across multiple project types is a plus. The company does not silo its construction teams by sector and values leaders who can successfully move between industrial, multifamily, and other commercial product types.
  • The company is in the early stages of building its Texas construction platform.
  • The Senior Project Manager will have the opportunity to become one of the foundational members of that operation and play a significant role in determining how the team grows.
  • As additional projects move forward, this person will have the opportunity to help recruit and develop the construction team underneath them and take on increasing responsibility for multiple projects and the broader Texas operation.
  • For the right individual, the long term path is toward becoming the construction leader for the Austin office.
Compensation
  • Competitive base salary based on experience.
  • Strong annual incentive bonus program.
  • Monthly vehicle allowance.
  • Total compensation for a strong Senior Project Manager is expected to be around $200K or more depending on experience and level of responsibility.
