Job summary

Govig & Associates is seeking a Senior Project Manager for a premier commercial General Contractor in Austin, Texas. The role offers ownership of a landmark project and autonomy within an entrepreneurial team.

You will lead critical client relations, coordinate with design professionals, and drive project success from preconstruction through closeout. The ideal candidate has 9+ years in construction, a strong background in commercial projects, and exceptional leadership and communication skills

Qualifications

  • 9+ years in construction, with at least 3 years as a Project Manager.
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
  • Knowledge of commercial construction and design.
  • Skilled in project management software and equipment.
  • Strong scheduling, technical, and organizational skills.
  • Experience leading bid processes and project forecasting.
  • Excellent verbal, written, and facilitation skills; able to influence clients and staff.
  • Coaching and mentoring capabilities.

Responsibilities

  • Manage single or multiple projects over $50 million.
  • Maintain accuracy, timeliness, and cost effectiveness in duties.
  • Develop professional relationships with the owner, design teams, and subs.
  • Ensure estimates align with project requirements.
  • Review design and construction documents for budget and schedule conformance.
  • Coordinate bidding and review subcontractor bids.
  • Write and review contracts; negotiate changes.
  • Handle permits, insurance, bonds, and prime contract compliance.
  • Prepare subcontract terms and change orders.
  • Coordinate with scheduling to develop a detailed master schedule.
  • Monitor subcontractor pre-billing and payments.
  • Motivate workforce and maintain safety standards.
  • Produce monthly forecasts, cost reports, and billings.
  • Prepare progress reports for owners and management.

ABOUT THE OPPORTUNITY

The Senior Project Manager will manage and control the total scope of services as defined in the Contract Documents while simultaneously maintaining the profitability objectives of the company. This position is site based and engages directly with the owner, design firm, and contractual subconsultants. Responsibilities will include:

  • Project Managers in this classification must have the ability to manage single or multiple projects in excess of $50 million
  • Implement assigned duties with an exceptional level of accuracy, timeliness and cost effectiveness
  • Establish and maintain a professional working relationship with the owner, design team, clients, building officials, municipality representatives, architects, engineers, designers, subcontractors, suppliers, etc.
  • Ensure all project estimates are prepared in accordance with the requirements of the project
  • Review and monitor all design and construction phase documents for conformance with the budget, schedule and prime contract
  • Prepare instructions and coordinate the bidding process, review subcontractor bids for conformance, qualifications and financial factors
  • Write and review contracts and proposals; negotiate for changes to conform to company standards and practical expectations
  • Initiate pertinent permits, contract insurance, bond and KCI information needs. Ensure compliance with prime contract
  • Negotiate and prepare subcontracts, contract purchase orders, agreement change orders and change order requests
  • Confer with the Project Superintendent and the Director of Scheduling to provide input for the pre-bid and master construction schedule. Ensure the preparation of the detailed construction phase schedule
  • Monitor the financial responsibility and past performance of subcontractors prior to award of any subcontract. Prepare subcontractor pre-award checklist
  • Review the subcontract pre-billing worksheet and monthly progress payment request; and monitor payment receipts and disbursements
  • Motivate workforce, provide communications and take measures to ensure that all elements are cooperating and coordinating efforts for maximum efficiency and quality throughout the project
  • Prepare monthly project forecasts, cost reports and construction billing forecasts and other monthly project reports as required
  • Prepare progress reports for owners and management, and make presentations with recommendations for changes
  • Utilizes safe work practices and follows directives, policies and procedures for assisting and maintaining a healthy and safe work environment as outlined in the intranet Safety Manual
WHAT YOU NEED.

To be successful in this role the Senior Project Manager will have:

  • 9 or more years of experience in the Construction industry of which a minimum of 3 years as a Project Manager is required
  • Bachelor’s degree in Construction Management, Engineering, Architecture or related field is strongly preferred (Relevant work experience may substitute for education credentials)
  • Knowledge of commercial construction and design is required
  • Skilled in project management software and equipment is required
  • Technical knowledge, scheduling, and organizational skills are required
  • Leadership of bid process and project forecasting is required
  • Excellent verbal, written and facilitation skills; including the ability to influence, negotiate and explain complex processes to clients and staff are required
  • Coaching, mentoring and personnel development skills are required
