Qualifications

• Significant experience in multifamily, commercial construction, renovation, or rehabilitation of existing buildings.
• Strong project management experience with hands-on superintendent or field leadership.
• Ability to assess building conditions and identify practical construction solutions.
• Proficiency in reading construction plans and specifications.
• Experience developing conceptual budgets and evaluating contractor pricing without detailed takeoffs.
• Knowledge of subcontractor procurement, bid leveling, cost controls.
• Experience managing multiple projects across geographically dispersed locations.
• Strong communication, negotiation, organization, and problem-solving skills.
• Ability and willingness to travel approximately 60% of the time throughout the Southeast for inspections, diligence, and oversight.

Responsibilities

• Oversee construction due diligence for prospective acquisitions, including site inspections and capital improvement requirements.
• Read and interpret architectural, structural, MEP, and civil plans to establish renovation scopes and risks.
• Develop preliminary construction budgets and capital improvement plans without detailed takeoffs.
• Break down project scopes and budgets using CSI MasterFormat divisions and cost codes.
• Identify, solicit, qualify, and manage general contractors, subcontractors, and vendors across the Southeast.
• Prepare bid packages, review proposals, level bids, and negotiate pricing.
• Oversee project schedules, progress, quality, safety, changes, and closeout.
• Coordinate renovations across multiple properties with acquisitions and property teams.
• Review invoices and change orders for accuracy and budget compliance.
• Establish purchasing procedures and cost coding by property and project.
