A bit about us

Our client is a second-generation, family-owned and funded real estate investment, development, and property management organization with a portfolio spanning 17 states. Built on a long-term ownership philosophy, the company specializes in acquiring, revitalizing, and preserving affordable housing communities. With acquisitions, construction, and property management operating under one platform, the organization takes a hands-on, long-term approach to improving undercapitalized properties, strengthening communities, and creating lasting value. Its family-led culture offers the opportunity to work closely with ownership, take meaningful responsibility, and make a tangible impact on both the properties and the communities it serves.

Why join us
  • Take ownership of projects that matter, work directly with family leadership, and help transform distressed affordable housing assets into thriving, long-term investments. Our client offers the opportunity to combine hands‑on construction expertise with acquisition strategy and operational decision‑making within a second-generation, family-owned and funded organization built around long‑term ownership.

  • Own the Process: Drive projects from initial due diligence and budgeting through contractor selection, construction, and completion.
  • Build for the Long Term: Work for an owner-operator focused on preserving, improving, and managing its properties rather than building simply to sell.
  • Make an Impact Across Markets: Help shape construction standards and execution across a portfolio spanning 17 states, with a focus on the Southeast.
Job Details

We are seeking a Project Director with a strong blend of project management and field construction experience to oversee acquisition due diligence, renovation budgeting, contractor procurement, and capital improvement projects across a multistate affordable housing portfolio.

The ideal candidate understands how buildings are constructed, can walk a distressed property and identify what needs to be repaired or replaced, and can translate those findings into actionable scopes, realistic budgets, and executable construction plans.

This individual will not be responsible for detailed estimating takeoffs. Instead, the focus is on evaluating existing conditions, reading plans, developing conceptual and trade-level budgets, sourcing qualified bidders, managing project execution, and maintaining accurate cost controls across multiple properties.

Key Responsibilities
  • Oversee construction due diligence for prospective acquisitions, including site inspections, existing conditions, deferred maintenance, building systems, and capital improvement requirements.
  • Read and interpret architectural, structural, MEP, and civil plans to establish renovation scopes and identify construction risks.
  • Develop preliminary construction budgets, cost estimates, and capital improvement plans without performing detailed quantity takeoffs.
  • Break down project scopes and budgets using the 16 CSI MasterFormat divisions and appropriate trade-level cost codes.
  • Identify, solicit, qualify, and manage general contractors, subcontractors, and vendors across the Southeast.
  • Prepare bid packages, review proposals, level bids, identify scope gaps, and negotiate pricing.
  • Oversee project schedules, construction progress, quality, safety, change orders, and closeout.
  • Manage multiple renovation projects concurrently while coordinating with acquisitions, asset management, and property management teams.
  • Review invoices, purchase orders, subcontractor pay applications, and change orders for accuracy and budget compliance.
  • Establish consistent purchasing procedures and invoice coding by property, project, trade, and cost category.
  • Track committed costs, actual expenditures, contingencies, and projected costs against approved budgets.
  • Coordinate renovations in occupied multifamily communities while minimizing disruption to residents and property operations.
  • Identify opportunities to control costs, prioritize capital investments, and improve construction processes across the portfolio.
Qualifications
  • Significant experience in multifamily, commercial construction, renovation, or rehabilitation of existing buildings.
  • Strong project management experience complemented by hands‑on superintendent or field leadership experience.
  • Ability to assess building conditions and identify practical construction solutions.
  • Proficiency in reading construction plans and specifications.
  • Experience developing conceptual budgets and evaluating contractor pricing without performing detailed takeoffs.
  • Knowledge of subcontractor procurement, bid leveling, scope review, and construction cost controls.
  • Familiarity with CSI MasterFormat, trade-level budgeting, invoice coding, and construction accounting processes.
  • Experience managing multiple projects, contractors, and deadlines across geographically dispersed locations.
  • Strong communication, negotiation, organization, and problem‑solving skills.
  • Ability and willingness to travel approximately 60% of the time throughout the Southeast for property inspections, acquisition due diligence, contractor meetings, and active construction oversight.
Preferred Qualifications
  • Experience with affordable housing, LIHTC, Section 8, or other subsidized multifamily communities.
  • Background in distressed asset repositioning, occupied renovations, and deferred maintenance programs.
  • Experience supporting real estate acquisitions through construction due diligence and capital needs assessments.
  • Experience working for a long‑term property owner, developer, or vertically integrated owner‑operator.
  • Familiarity with purchasing workflows, invoice approvals, cost coding, and capital expenditure reporting.
