Job summary

AllSearch Staffing Group is seeking a Preconstruction Manager to lead estimating, procurement, bid package development, and risk management for large commercial projects in the Washington, DC area. The role focuses on heavy MEP scopes and coordination with clients, design teams, and subcontractors.

Responsibilities include developing estimates at milestones, evaluating costs, and building strong relationships with subs and vendors. Hybrid work arrangement offered after onboarding.

Qualifications

• 8+ years of estimating experience with a focus on MEP construction scopes.
• Experience with ground-up commercial construction projects.
• Experience with projects valued at $20M and over.
• Ability to travel as business needs require.

Responsibilities

• Lead and coordinate preconstruction activities throughout the work acquisition and project planning process.
• Develop conceptual estimates and progress estimates at design milestones for ground-up commercial construction projects.
• Evaluate MEP, material, building system, and subcontractor costs.
• Perform detailed quantity takeoffs and cost estimating for large commercial construction projects.
• Review drawings, specifications, design documents, and document progress for scope development and coordination.
• Develop bid packages, scopes of work, and subcontractor procurement strategies.
• Manage subcontractor and supplier bidding, bid leveling, and scope evaluation.
• Build and maintain subcontractor, trade partner, supplier, and vendor relationships.
• Support project financial planning, cost analysis, value engineering, constructability reviews, and risk management.
• Coordinate preconstruction requirements with project executives, clients, architects, engineers, and trade partners.
• Support preconstruction for projects with large MEP scopes.
