AllSearch Professional Staffing, Inc. is supporting a client in Washington, DC seeking a Preconstruction Manager with 8+ years of estimating experience focused on heavy MEP workloads.

The role oversees preconstruction for large commercial projects, including $20M+ ventures, coordinating with clients, design teams, and subcontractors to ensure accurate cost control and timely bid packages. The position offers a base salary up to 170k/year with a robust benefits package and a hybrid work

Qualifications

• 8+ years of estimating experience with a focus on MEP construction scopes.
• Experience with ground-up commercial construction projects involving large mechanical, electrical, and plumbing scopes.
• Experience building projects $20M and over.

Responsibilities

• Lead and coordinate preconstruction activities throughout the work acquisition and project planning process.
• Develop conceptual estimates and progress estimates at design milestones for ground-up commercial construction projects.
• Evaluate MEP, material, building system, and subcontractor costs.
• Perform detailed quantity takeoffs and cost estimating for large commercial construction projects.
• Review drawings, specifications, design documents, and document progress for scope development and coordination.
• Develop bid packages, scopes of work, and subcontractor procurement strategies.
• Manage subcontractor and supplier bidding, bid leveling, and scope evaluation.
• Build and maintain subcontractor, trade partner, supplier, and vendor relationships.
• Support project financial planning, cost analysis, value engineering, constructability reviews, and risk management.
• Coordinate preconstruction requirements with project executives, clients, architects, engineers, and trade partners.
• Support preconstruction for projects with large MEP scopes.
